Techniseal®: Elastomeric Coating
An elastomeric membrane is a liquid-based solution that's directly applied to a roof, like paint. Techniseal® has developed a particularly tough membrane. To understand the "how," one needs to look at the manufacturing process of the acrylic emulsion, which makes up the coating and provides optimal coverage for three roof types (sheet metal, shingles, and steel).
This product is composed of a unique mixture of acrylic and non-acrylic monomers. Some of these molecules are hard, others softer, which enables, depending on the mixture, the creation of elastomeric membranes tailored to the intended coating.
To these, additional ingredients are added, such as carbon black or mineral particles, of which the quantities are a company secret.
A Techniseal® elastomeric membrane has seven key features:
Protects against adverse weather conditions (ice, snow, UV rays, hail, wind, etc.);

Allows for roof renovations without its complete replacement;

Techniseal® offers aluminum-coloured coatings that have the added function of reflecting UV rays. This feature is convenient for cooling off roofs and membranes, thereby lowering air conditioning and early roof repair costs.

Techniseal®: Sought-After Products
Among the extensive selection of products offered, here are 4 must-haves.
1- RoofKeeper™ by Techniseal®
This elastomeric product is designed to prolong shingle durability and is available in three colours (grey, black, and brown). It's made of acrylic and water-based elastomeric resin, and can withstand winds of up to 150km/h. It isn't intended for use on flat roofs, but rather on sloped roofs and vertical surfaces.
The installation of this product must be preceded by the thorough cleaning of your roof. Before applying this product, make sure that your roof is clean and dry because the combination of heat and humidity can ruin the membrane. It's also best to apply this product under optimal conditions: a dry and warm roof, exterior temperatures between 10°C and 25°C, and no forecasted rain for 24 hours.
A 15-litre can of elastomeric shingle coating runs you $120. To cover 21 square feet, and fully benefit from the manufacturer's warranty, you need about 1 litre of product, applied in two coats. For a 2,520 sq. ft. roof, you'll need 120 litres of Techniseal roof coating, or exactly 8 cans, for a grand total of $960.
2- RoofSkin™ by Techniseal®
This protective coating can be applied to corroded metal surfaces to prevent the metal from further oxidation. This product is normally only available in grey, is eco-friendly, and has a 25-year warranty. Like the previously mentioned product, it can be applied to sloped surfaces following the same procedures, under the same conditions.
The cost of a 15-litre can is $129, and expect to pay $1,032 to coat a 2,520 sq. ft. roof.
*Don't apply more than two coats of Techniseal roof coating (1 litre per 21 sq. ft.), as excessive coating prevents microporosity, thus reducing its durability.*
3- Weatherproof Sealant
This product is used to fill in cracks under 5mm and make minor repairs on most shingles (sheet metal, copper, asphalt, wood, PVC, etc.). Since it's primarily used to solve most spontaneous problems, it can adhere to sidings even in rain or snow. To seal larger cracks, use 2 layers with fibreglass in between.
Instant Leak Sealer™ by Techniseal®
This spray-on sealant is used to easily seal cracks in your gutters, skylights, ducts... in short, basically anything on a roof. It's available in white, black, and clear. Flexible, durable and waterproof, it's effective against rust and corrosion.
Apply it after wiping clean and drying the surface to be sealed. Shake the bottle and spray a distance of 30cm from the area.
